Our Debt Service Coverage Ratio (DSCR) loan is a type of Non-QM financing commonly used in real estate investments. It measures the ability of a property’s income to cover its debt obligations. Debt obligations being the mortgage payments. Rather than your personal income, as the DSCR meaning in banking would look at your personal DTI (debt to income ratio), we look at the property’s DSCR. For our clients looking to hold their properties rather than flipping it. We offer a DSCR real estate long term loan in 30 or 40 year amortizations.

  • Loan Amounts: $100,000 - $150,000,000M

  • Rates: Starting at 6.99%

  • Occupancy: Long-Term, Medium-Term, or Short-Term Rentals, Vacancy OK (on Acquisitions).

  • Loan Structure: 30-Year Fixed Rate Mortgage Loans, Flexible Prepayment Penalties, Partial IO (10-Years) Available, Entities (i.e. LLCs) and partners welcomed

  • LTVs: Up to 85% (Acquisitions/Rate-Term Refinances), Up 75% (Cash-Out Refinances)

  • DTI: Not Applicable (We don’t require tax returns or evaluate your personal income or finances when evaluating your application)

  • No Minimum DSCR

  • Credit Score: 620 minimum
